What is the APR for loans originated by Prime Pinnacle Funding?

We offer a range of note options tailored to meet different investor preferences. Depending on your individual risk tolerance and return objectives, investors can earn between 8–11% interest on notes secured by real estate.  Most Returns are 10%

Returns are influenced by the type of loan and the Loan-to-Value (LTV) requirements. In general, when fewer investors are interested in a particular type of loan, the potential returns increase. These higher-yield opportunities often carry greater risk, such as new construction loans or properties in markets like Miami, FL.

When do I receive my Monthly Payments:

Interest payments are released monthly on the last Friday of the month. What is the typical amount invested for each individual mortgage note from Prime Pinnacle Funding? Our notes range from 50K up to $1,000,000.

What is the term of most loan investments?

Most of our loans carry a 12-month term; however, select opportunities extend up to 5 years, particularly for buy-and-rent strategies. While 5-year notes typically offer borrowers lower interest rates, they provide investors with stable, predictable yields and face less competition from other buyers.

Investors can expect returns in the range of 6–8% on these 5-year notes, secured by non-owner-occupied properties with conservative Loan-to-Value (LTV) ratios of no more than 65% of purchase or appraised value. This structure helps balance attractive returns with strong collateral protection.

Can I use my Self-Directed IRA to invest in Real Estate with you?

Yes, Real estate is one of the most popular assets among self-directed IRA (SDIRA) investors.  Invest in single or multi-family homes, REITs, raw land, or virtually any real estate type that inspires you—your options are endless. You'll see it Investing in real estate offers an opportunity to build a retirement portfolio using assets you’re already familiar with. Adding real estate to your portfolio can increase its resilience, as property values don’t fluctuate with the stock market. What happens when the mortgage I am invested in pays off?

When the mortgage you’ve invested in is paid off, you will receive your principal along with any interest accrued for that month. In most cases, Prime Pinnacle Funding will have a new loan opportunity available right away, allowing you to seamlessly reinvest and maximize your annual percentage return (APR).  

Are my loans/notes Secured?

Yes, all mortgage notes originated by Prime Pinnacle Funding are insured using a Lender's Mortgage Title Policy. This policy transfer to you the investor when you purchase on of our notes. The property is also insured with an Owner's Title Policy and Property Insurance Policy.

What if a property depreciates over the term of the loan?

Our hard money terms are have low 1 year terms unlike traditional mortgages that limit the time sensitivity to price fluctuations.

Can I get my Investment returned prior to the term of the loan?

If you, as an investor, experience an emergency and need access to your funds, we will make every effort to sell your note to another investor at no cost to you. In the rare event that no buyers are available, you may need to consider selling the note at a discount.  

What is the minimum investment?

Beyond individual note ownership, do you provide opportunities for group note participation?

Yes – several investors appreciate the concept of group note ownership, where two, three, four, or more individuals hold fractional ownership of a note, as this helps mitigate risk.
